3024 East Traverse Highway Solon Twp, MI 49684

75.51 contiguous acres along M-72 west of Traverse City, offering two ownership paths: a private forested estate with established recreation and a prepared homesite, or future residential development. The property lies just east of Cedar Valley Ridge. The two parcels span Solon Township, Leelanau County (7.18 acres), and Long Lake Township, Grand Traverse County (68.33 acres), and are sold together. The elevated, pine-surrounded homesite has been excavated, graded, filled, and compacted for construction. There is an active building permit for a 3,328-sq-ft barndominium. Improvements include a private well, underground electric, a new septic system permitted for a 3-bedroom home, and a crushed-concrete driveway. An RV pad has dedicated electric and a sewer hookup connected to the septic system. Rolling hardwood and pine forest, valleys, ridgelines, and established trails support ATV riding, hiking, hunting, skiing, and snowshoeing. Deer and wild turkeys have been observed. Selective logging in 2024 was intended to encourage forest growth, improve habitat, and support recreation. For development, there are 13 available splits confirmed on the Long Lake Township acreage, with a 5-acre minimum; the Solon Township portion may be divisible into two parcels. No individual lots are approved or developed. Buyers should verify division rights, surveys, access and road design, infrastructure costs, and township approvals. Access to the southern acreage runs through the northern parcel off M-72. Convenient to Traverse City services and recreation, as well as the shores of Lake Michigan. Mineral rights convey. There is an assumable GreenStone loan with approximately $425,000 remaining at 3.5%. When scheduling a showing, plan to hike and explore the extensive acreage. Wear appropriate footwear and use a GPS mapping tool such as OnX to help navigate the trails and understand property boundaries.
